We do perform background checks that include criminal background to ensure your property is valued, cared for, and that rent is paid on a timely basis. Within the guidelines of the Federal Fair Housing Act and Texas state law, our background checks include income verification, credit search and electronic and phone interviews for rental verifications.
We do not charge for any start-up fees.
We market your property on multiple websites through the MLS, which is used by thousands of prospective tenants to find their next rental home. We use high-quality photos to showcase your property in the best possible light.
You must notify your insurance agent that the property is a rental property and will need to have landlord liability policy that provides the maximum amount of coverage. The preferred amount of coverage should at least $500,000; however, please consult with your insurance agent to determine.
Our team of trusted contractors keep your property in top shape. We also regularly inspect our properties to ensure proper care.
We have years of experience leasing a variety of residential and commercial properties. We provide market research with analysis of comparable lease properties in your area and can develop an expected statement of income and expenses on the property.
We will notify the tenant of the time and date when our contractors will be on the premises to do work so that tenants will be aware. If tenants are unable to be at home and give us permission, our bonded contractors can proceed with getting the work completed or the tenant may reschedule in order to be there when the work is being done.
We respond to maintenance calls 7 days/week. We have relationships with reliable contractors who provide quality work at discounted prices. A plus to our management experience, when a tenant submits a maintenance request, our office will attempt to solve the issue, since some issues can be resolved at no cost to an owner. If a repair requires a contractor, our office will utilize any maintenance instructions we have been provided within the maintenance expense limit. Our office handles all invoice billing including tax and 1099s.
Because Cousin James Management Tenant Screening Service is extremely detailed, it may take a few weeks to find the top quality tenants you want who will stay longer. Our goal is 7-14 days. However, pricing, market, property conditions, and location will be determining factors. Sometimes the property will lease the same day we list it, or it may take longer than normal. Our goal is to find quality tenants who will want to lease for a long period of time.
