How long is the management agreement with Cousin James?
The management agreement is one year but can be terminated at any time with 30 day notice by either party.
When do I get my monthly rent check from Cousin James?
Owner checks are mailed or deposited on or around the 10th of each month.
Does Cousin James do direct deposit for the owner payments?
Yes, we will set up direct deposit payments.
Does Cousin James handle evictions?
Occasionally, a tenant will stop paying rent. When this occurs we deal with the court proceedings to evict non-performing tenants.
Does Cousin James perform background checks on prospective tenants?
We take the time to thoroughly screen potential applicants. We do perform background checks that include criminal background, to ensure your property is valued, cared for, and rent is paid on a timely basis.
Does Cousin James charge for start-up fees?
We do not charge for any start-up fees.
How does Cousin James advertise my property?
We market your property on multiple websites, through the MLS, that thousands of prospective tenants use to find their next rental home, using high-quality photos to show your property in the best light to attract potential tenants.
Do I need special insurance for my rental property?
You must notify your agent that the property is a rental property and you will need to have landlord liability policy that provides for the maximum amount of coverage. The preferred amount of coverage should be at least $500,000, however, please consult with your insurance agent.
Does Cousin James do periodic inspections?
Our team of trusted contractors keep your property in great shape. We also regularly inspect our properties to ensure proper care.
How does Cousin James know what my property will lease for?
We have years of experience leasing a variety of residential and commercial properties. We provide market research with analysis of comparable lease properties in your area, and can develop an expected statement of income and expenses on the property.
